What a Garage Floor Coating Is, and Who Puts It Down

A garage floor coating is a few thin layers bonded to the top of your concrete: a colored epoxy base with decorative flake scattered in while it is wet, then a clear top coat, with polyaspartic and polyurea both available. Metallic and plain solid color are the other two looks. Whichever you pick, salt, oil and grit stay on the surface instead of working down into the slab. For what each of those layers does, read how an epoxy garage floor is built, layer by layer.

Epoxy Flooring Cincinnati coats garage floors in 13 towns across Greater Cincinnati and Northern Kentucky. We do the work with our own crew, so the person who measures and prices your floor is the person who installs it.

Garages around here come in two kinds. In the city of Cincinnati the median home was built in 1952. Newport's median is 1947 and Fort Thomas's 1955. Concrete that age is often stained, pitted and patched, so prep does the heavy lifting. Mason's median home dates from 1996, and Warren and Boone counties sit at 1997. That younger concrete mostly needs sealing before salt and oil stains set in.

Local pages for five of our Ohio towns: garage floors in Mason, Ohio, Fairfield, Blue Ash, Loveland and Sharonville.

Typical prices for 1-, 2- and 3-car garages are in the Cincinnati cost guide. Doing the lower level too? See basement and residential floors. An old coating that let go is repair and recoat work. Still weighing floor paint, a DIY kit or tiles against a professional coating? The garage floor coating buyer’s guide sets them side by side.

What a Coated Floor Changes in Your Garage

Six everyday differences between a sealed garage floor and bare concrete.

Rinse

Salt Slush Stays on Top

Winter slush drips off the car and sits on the coating instead of soaking in. A squeegee or a garden hose moves it out the door.

Why coatings peel at the door →

Wipe

Oil and Antifreeze Come Up

A drip from the oil pan or a weeping radiator hose lifts with a rag and some cleaner instead of leaving a dark ring in the concrete.

Grip

Better Footing on Wet Days

Flake adds texture, and a non-slip additive is available for a garage floor that sees a lot of winter meltwater.

$2K–$5K

Typical 2-Car Garage

Flake with a polyaspartic top coat: about $2,000–$5,000 for most 2-car garages, $1,000–$3,000 for a 1-car, $3,000–$8,000 for a 3-car. Typical, not a quote.

From First Visit to Finished Floor

Five steps. The first costs nothing, and most of the work happens before any color goes down. See each stage of an install in more detail.

1

Free Visit & Price

Free

We measure the garage, look the concrete over, talk through finishes and give you a price in person. Book your visit.

Epoxy installer testing garage floor moisture
The first visit: we measure the bay, look the concrete over and talk colors, at no charge.
2

Grind the Slab Smooth

Prep

Sanders and grinders take the surface down to smooth, sound concrete so the first coat has something clean to hold on to.

Diamond grinding concrete surface preparation
Grinding the old surface down to clean, smooth concrete before the first coat.
3

Fill Cracks, Holes & Divots

Repair

Cracks, holes and divots are filled flush. A crack that is still moving gets pointed out before coating, because no coating fixes concrete that is shifting.

Cracks, holes and divots brought level with the slab before the first coat.
4

Color, Flake & Top Coat

Coats

The base coat goes down section by section in a color mixed for you, flake or metallic pigment goes in while it is wet, and a clear top coat seals it.

Flake going into the wet base coat, one section at a time.
5

Clean-Up & Hand-Back

Done

The crew clears out the debris, you get before, during and after photos, and we tell you when you can walk on it and when the car can go back in; that depends on the system.

The finished floor: sealed and glossy. In Cincinnati's climate, the car goes back in once we say your system has cured.

Built Around Greater Cincinnati Conditions

What this region does to a garage slab, and how the prep answers it. The long version: Cincinnati’s climate and your epoxy floor.

Brine on the Hills and Bridges

The City of Cincinnati pre-treats with salt or brine, hits hills and bridges first, and had 27,000 tons of salt ready in January 2025. Kentucky's crews salt Boone, Kenton and Campbell too. It rides home on your tires.

About 100 Freezing Nights a Year

The weather station at CVG averages about 100 freezing nights a year and 23.3 inches of snow. Most of those nights thaw by afternoon, so slush by the door of a cold garage can freeze and thaw repeatedly.

The Code Treats It Like a Porch

Ohio's residential code groups garage slabs with porches and steps exposed to the weather and asks for stronger concrete there than in a basement. Kentucky rates weathering as severe in every county.

Bare Concrete Scales

Concrete engineers describe scaling as the surface flaking after repeated freezing and thawing, made worse by de-icers. A slab that has started to scale is ground and repaired before coating.

The Door Edge Takes the Most

Meltwater, salt and warm tires all land first just inside the door, which is where a floor laid over poor prep tends to lift.

Hillside Ground That Moves

Cincinnati's hillsides sit on clay-rich shale soil, and some local soils swell and shrink with the seasons. If a crack is still moving, we say so before coating rather than hiding it.

Scaling by the door, an old crack, a patch that never matched: we look at all of it on the free visit and price the prep along with the floor.

“Nick and Bryant did a fantastic job on our garage floor. Nick sat down with me and laid out the plan with the colors to achieve the look that we wanted. He then described the process and timeline necessary to complete the work. He sent pics throughout the process to keep me informed. The metallic epoxy turned out great! Almost looks like a natural matte finished marbled look.”

Garage Floor Coating Cost and Care Questions

Straight answers for garages in Greater Cincinnati and Northern Kentucky.

Most 2-car garages come in around $2,000 to $5,000 for a flake floor with a polyaspartic top coat, or about $5 to $10 per square foot; a 1-car runs about $1,000 to $3,000 and a 3-car about $3,000 to $8,000. Solid-color epoxy is about $3 to $6 per square foot and metallic about $6 to $12. Slab condition adds to it: crack patching about $25 to $250, resurfacing a badly damaged slab $3 to $7 per square foot, moisture testing about $50 to $300, and a moisture-mitigation primer about $1 to $3 per square foot where readings call for it. Typical ranges, not a quote; we quote each floor after seeing it. More in the cost guide.

Usually a combination. An epoxy base carries the color and flake, and a clear polyaspartic or polyurea top coat seals it. We recommend one after seeing your slab and hearing how you use the garage. Compare them in epoxy vs polyaspartic.

Squeegee it out or hose it off through the winter rather than letting it dry on. Concrete engineers give bare-slab owners the same advice because de-icers speed up scaling; on a coated floor the slush simply sits on top. See the floor care guide.

We won’t promise you a one-day floor. The timing depends on the system, so ask us for the walk-on and drive-on times when we quote, before you book. Polyaspartic and polyurea top coats return to service faster than plain epoxy, and plain epoxy slows down further on a cold slab.

Line by line. Ask each installer how the concrete will be prepped, whether the slab gets checked for moisture, which layers go on a garage floor and why, and when you can walk and park on it. Then ask whether they are licensed and insured and whether the warranty is in writing before you pay anything. Here, both answers are yes: Epoxy Flooring Cincinnati is licensed and insured, and you get a written warranty before any deposit; ask us for the warranty terms on the system you choose. A low number that skips the prep is no bargain. The first four questions are laid out in why epoxy peels at the garage door.

Yes. Besides Cincinnati and eight other Ohio towns, we work in Florence, Erlanger, Newport and Fort Thomas. The service areas page lists all 13.
